Are Appraisals Really Relevant?

Wake up call -since the days of the great Banker J.P. Morgan the Profiteers have and are in control of the money and loan markets. Appraisers have no more input than a bank teller or the janitor.

The same core group of bitter , cynical people are the ones who hate and discredit appraisals - most of them no longer appraising and who knows why in some cases - A group of our own has laways had some interest in undermining our profession for reasons I still fail to understand.

Nobody forced them to do this for however long they were appraising.
 
But the users for residential mortgage loans sold on the secondary market don't get to make the call across the board what they percieve as good enough when the loans are taxpayer-based. The fact that so many are on board with te profiteers having complete control over and say into the kind of valuation or who does it including the GSE;s is frightening.

What is a delusion of grandeur?​

A delusion of grandeur, also known as grandiose delusions, is seen in patients with other mental health conditions such as schizophrenia and bipolar disorder. Patients with delusions of grandeur believe that they are wonderful, successful, more important than others, or even miraculous. They make assumptions that they have exceptional talents, possessions, or powers despite a lack of evidence supporting these beliefs.

A delusion of grandeur is more than just having an exceptionally high self-esteem or an overblown feeling of self-importance. It represents a great divergence from reality. Despite contradicting facts, a patient with a delusion of grandeur may continue to believe in the illusion.
 
It is interesting that certain appraisers hate their own field while others don't, and yet any of us who have been in business long enough have had similar experiences.

Of course, lenders favor number hitters; however, there are also a fair amount of good clients who do not want number hitting. And number hitters, some of them at least get caught and discplined or kiecked out. Imagine if there are no constraints on them or number hitting through other means of valuation -
Overwhelmingly, the number hitters rarely get turned into a state board or removed from a panel. It's a math question for both the lender and the number hitter appraiser. A fair amount of 'good' clients are in the extreme minority. Lenders make their money at the closing table. End of story.

I'm not bitter just stating the Historical facts that the bankers and the money changers have always been in charge and hell it's their money. Even the GSEs are controlled by those same banker's.

It may be time for you to look up who our Money Center Banks are ? and then look up who our Federal Reserve Banks are ? After that maybe the lights will come on.

Wow. With the dinky fees, even at full fees, I get from clients and the tough role of appraisers, I hardly think that standing up for the value appraisals adds in at least stopping unfetered number higgint m involves a delusion of grandeur.

Did I say one word for or against our appraisers or appraisals ?

No I said since the days of J.P. Morgan the bankers and money changers have been the Profiteers and the ones in control and that appraisers have never had a voice anymore than a bank teller or the janitors.
 
TAF and all the unethical stakeholders wanted number hitters...haven't you seen lowballed yet :rof:
 
Zoning changes can & do take place from time to time; never took that risk of non-verification
Deed review, have seen numerous deeds re-written by various sources, how would you check the accuracy?

Oooops, Forgot, public funding is the backstop for lack of due diligence........

You claim to be a full fee direct lender only appraiser and your still not happy with your fees but whose fault is that ?

Maybe time to think about your favorite subject Price/Value as your Direct Lender client's appear to be accepting your fees they pay you based on your lower prices and not your self perceived value. : )
