Are Churches Commercial Influences?

The lender did not mention only a commercial influence, they asked about commerical OR a negative influence. Not all influences have to be commercial. to affect value

A school can be a neg influence, noise, buses pulling up, traffic etc.

A church can be a positive influence, a neg influence, or neutral. In my experience, most of the influence is neutral, but do historical research of sales with same/similar proximity and the market will answer.

interesting that you mention school because there is a much larger public school directly behind the subject and they never mentioned it, just the very small one room style church down the street at the end of the block.
 
I don't think #17 and the question are necessarily the same issue. As other have said, some churches are negative neighborhood influences, some are positive. There is one locally that is currently in a lawsuit with neighbors for excess noise from the services, and the number of days of services etc. This church has been in the neighborhood over 50 years, sold about 2 years ago, and then the problems started. Prior to that it was probably a positive neighborhood influence. Now it most certainly is a negative one. There is nothing discriminatory due to a particular religious belief etc.
 
Usually only by anonymous message board posters who only say whats on their mind because they post with an alias. You know the cowardice kind.

Oh, and those who ask if I violated page 2 section 17 of the 1004 certification page.

Sometimes wonder if in the near future the term "going Postal" will be replaced by "going Appraisal" given the bitterness and outrage promulgated by the least little matter. Yikes!!!

Would a one room historical church in a small town at the end of the street really rise to the level of relevant factor? And when they do not mention the large public school literally in the back yard, it does violate section 17, in my opinion.

I wonder if they will come up with a name for anonymous posters who troll message boards for the pleasure of insults.

You pretty much described the church I referred to in my post. FWIW, you need to grow a little thicker skin, or go to another forum that specializes in agreeing with you, patting you on the back, and giving you a little star to wear home to show Mom and Dad.

the potential negative influences of a church or a school adjacent to a dwelling has nothing to do with Cert 17 and nothing to do with the church's denomination. If parking lot lights are impacting the dwelling or traffic/parking is impacted by church services, whether the church is Catholic, Protestant, Muslim, or Druid is irrelevant.

You maintain I insulted you following your post where you accuse me of cowardice? Now that is funny! Your sense of logic is seriously flawed and your outrage seriously misplaced.

The AF is constructed such that anyone with five spare minutes and half a brain can figure out the identity of most any other poster, anonymous or not.

Those with less than half a brain may take longer.
