I agree with OSU for once (shocking). There is a difference between 40' and 60' frontage depending on the market.
Experienced appraisers know this even if not on an appraisal form.
The newbie and future appraisers who will be using the 3.6 will not considered this since the form doesn't address it.
3.6 suppose to be detail enough to consider all aspects of appraising but still falls short.

My grasshopper, If it's significant, I would either put it in separate grid or consider it in market appeal.

You can tell by the front photos. The 40' wide subdivision lot will have a maximum garage width of 20' with barely 10' of front porch tucked off to the side of the garage. That gives the house a "pig snout" look. A house of the same total GLA on a 60' wide lot will have a garage frontage to house frontage ratio of about 1:1 which just looks better. Also, the wider lot frontage allows for a true three car attached opposed to a tandem three car. Lot widths can also be taken from the Subdivision Plat or the Assessors Tax Map.

That's why I try to find comps with similar frontage thus not have to deal with that adjustments.
Not sure if other appraisers (like Dublin) notice how frontage width is significant.

Most counties now have a public accessible GIS (Geographic Information System) which either displays the lot dimensions on the screen, have a draw to measure tool that you can use to estimate, or provides a link to a PDF of the county plat map which should have it.

Older areas where I work often have the original deeded length and width on the Plat Map, but then the road was widened or a right of way was punched through taking away from the size of the lot. The legal description for a corner lot will state something like the East 60' of Lot 1, Block A, in So&So Subdivision... excepting any and all public roads and right of ways. The Plat Map will show 60' with little arrows pointing from the SW corner to the SE corner which has the original lot as a dashed line and 10' inside of that it will show a solid line designating the new property ownership line. In other words, the lot was originally 60' wide, but 10' was taken in to the city when the road was widened, and the new width was not updated on the Assessors Plat Map.

If my subject had typical frontage in area but one close proximity comp has similar lot size but in a flag lot, I would not put it in the top 3 comps.

So how does not having a line for site dimensions change your analysis and explanation?
