"as Is" Appraisal For Subject With Known Foundation Issues

Sinkholes come to mind. Depending on who is providing the repair estimate, who completed the foundation inspection and the date of the foundation inspection I'm not sure I would be comfortable with an as is value.
 
Why are all these GPS showing up asking appraisal questions?

What difference does it make?

IMO, its a reasonable question and is far more rational and cogent than many of the questions and answers posted by some of the licensed appraisers on this forum.
 
Verification is for the birds. Remember the CG that ask how to become competent in residential appraising. What was his name Flowerboy or something.
