I see. A typo of epic proportions. Luckily, given the context of this thread, everyone except you comprehended it. But as they say, if it Taunts like a Duck, Laughs at you like a Deck, and Degrades you like a Duck, it's Webbed.
 
I caught my deck laughing once and made it stop immediately as it was backing all the nails up out of the deck.

You can do this order.
I would do 2 sketches. One as is showing the 3 units and one as remodeled showing the planned conversion.
In the grid you count it as a 2 unit and use 2 unit comps.
