Did you read my post?It looks to me like you answered your own question there (the lenders are acting in their own interests and what they think is are good decisions for them). I don't know why it becomes "undermining" when I'm the one who making that observation instead of you.
Not responsive to my question. Whatever the licensing programs are doing in these states is occurring in compliance with either federal and/or state law. TAF has no authority to hold any of the states or the federal govt to account for anything.Then don't do it.... see how long your license lasts.
I can do all the non-FRT work I want without a license nor USPAP. So if USPAP was so important then why can I bypass it in many states? I mean you don't need a license in OK period. I talked to guy yesterday north of Tulsa who is so busy he is turning down work. He was certified a few years ago and I went to class with him. But he dropped his license to care for his ailing father and after he passed didn't bother to license again. You only need to "register" with Arkansas and ignore certification. Client banks are perfectly free to use "evaluations" in lieu of a certified appraisal. I mean that is basically what FNMA is doing. Bypassing certification to use non-certified appraisals, waivers, hybrids, AVM's etc.

The undermining was when you attacked appraisers, repeatedly, for "virtue signaling/mendacity",

The home buying public sees appraisers as an irritant, a speed bump in the home buying process. They don't see us as a safe guard by valuing properties at what they're truly worth. Neither do the GSE's apparently.Individual States have virtually no say in what the GSE or Federal Regulators decide to do. In California our State Assembly and Senators are bought and sold by NAR because they give large campaign donations. Appraisers contribute almost nothing $$ to state leaders and so they have no voice. The public also does not care about appraisers problems. We are all alone on a deserted Island![]()


There you go making assumptions again. You know nothing of my background, experience, or skills.I performed several hundred in "my part of the world, and thousands of appraisers were doing reviews in that same time period across the nation, each in "their little corner of the world "
A thing which you seem to know nothing about-Fannie, for quite some time after the crash did their own internal short review of just about every appraisal during that time period, and forwarded the ones identified as potential problem reports to local reviewers all across the country from there - many of which came to the reviewer from lenders ( who also could order their own reviews separate from that program )
I agree, which is why I consider the notion that "public trust" should be the priority is foolish when that trust is based on us appraising high enough to get the loan in most cases. Shoot, a lot of realtors are confused on what we do, what is and what is not allowed in the appraisal process. Sprinkle in some claims of bias in minority neighborhoods and we have the torches and pitch forks out. "Off with their heads!"
I agree with this to a certain extent. There is also politics involved and they don't have to worry if they lose money.My take on this is that the GSE's are smart enough to know, ABSOLUTELY AND WITHOUT ANY DOUBT - that change is coming. They are just too dumb to figure out what the change should be and how to manage it. So, essentially, they are to a certain extent blindly making changes for the sake of making changes when they really don't know the **** what they are doing!!!
Or in other words: They know they should do something - but they are not up to the task.
So, it looks like they are on the verge of making a really big mess.
