Asbestos Siding Shingles

I think my subject has asbestos siding shingles.
What does Fannie sas on these shingles?
I'm not an expert but house is old and when I see these shingles, first thought is asbestos siding shingles.
Should I just call it cement siding shingles since I'm not positive it's asbestos?
 
Yes :rof: Has anyone any fannie/freddie appraised a home in the last 20 years? Their opinion would be the last one I’d ask.
 
Some states regulate asbestos - cement siding disposal. I don't know anyone who regulates A-C siding in situ. They make a fiberglass-cement siding too.

So I'd call it it a composite siding of unknown composition and tell the client if you wanna know get an expert to determine it.
 
“Composite, possibly asbestos”. Add a comment that asbestos siding was not uncommon in houses built before the 50s and is not an issue unless they are crumbling/flaking. In good condition, they don’t emit asbestos dust that can enter lungs, which is the danger.

Siding is outside. Edge corner in below average condition. Instead of mentioning asbestos, I'll just recommend an expert.
 
Unless you tested, or have the results of a test, you don't know for sure that the shingles contain asbestos. And.... it's really ourside your professional expertise. You include a disclaimer, 'The improvements were built prior to 1979. The only way to be certain that the property is free of asbestos is to have it ispected by a qualified asbestos inspector.'....etc.

I'm thinking I don't need to elaborate. I'll just mention cement siding and leave it at that.
Same as when I see popcorn ceilings. I don't discuss likely possibility of asbestos on those ceilings.
Appraisers just observed. We're not experts on asbestos.
 
It depends on the Actual Age of the Subject. and if it is original Shingles.Siding. In NC the regulations covering disposal of Asbestos, Asbestos Siding etc are highly restrictive.

I agree call for an inspection by a qualified Company/Individual. It's the Lender/Clients problem to solve.

Here is what I think is a good point in t e form of a Question. Since you were not qualified to Identify presence of Asbestos not how to mitigate the issue. What makes you qualified to sign off on a 1004D after mitigation is completed? Personally since they engaged the professional , I think that is the Lender/Clients responsibility.

Where am I wrong? Well we do sign a 1004D that work is completed for other issues that require a Professional.
