If you plan to continue working the market you are complaining about lack of “assessment records”, as Michigan CG indicates, you need to “make the right connections”… there’re few assessors in the area I work that don’t know me on a first name basis…. Assessors can be a great source of data if you bother to cultivate a relationship with them… not to mention, an excellent source for private work referrals.

Relationships with the assessors was the one upside for the inconvience of having to go to townhall....
The friendly assessors helped me a lot when I moved to MA....
 
There's a few areas in Illinois that I work with weaker information. A couple counties do not have commercial property record cards, and multiple do not separate their green sheets by commercial, so you can spend hours in there. Some of the assessors are more than willing to help, while others are annoyed that an out-of-towner has the audacity to ask them questions. But knowing which counties are problematic is something that you incorporate into your fee.
