Are there any appraisers out there that have been removed from this institutions approved appraiser list because they would not inflate value or commit fraud?
Any information or details would be greatly appreciated.

This type of manipulation on the part of loan officers and financial institutions has to stop.
 
Are you sure your problems aren't with an individual loan officer rather than the bank overall? I only appraise commercial property, but my experience with Associated Bank has always been very positive. I have always found Associated Bank's reviewers to be very professional and have never felt any pressure from them.
 
I was removed from the list at the request of 2 loan officers because I would not commit fraud on an appraisal. They tried to cover this fact up, by indicating that there was no particular reason for my removal other than they just did not want to work with me anymore. An insider at the bank gave me the specific information on the 2 loan officers that requested my removal and why. The problem lies with loan officers that make promises to their customers that they cannot fulfill (i.e. wont have to pay pmi, specific rate, etc.) unless the appraisal comes in at a certain number. It is pretty obvious after I submit an appraisal, do not get paid for it, call title company and am told another appraisal company was paid for appraisal subsequent to mine, and payment only comes after 8 months of complaining and is in the form of a personal check from the loan officer. It is pretty obvious when I get phone calls from loan officers indicating that this appraisal was ordered at $xx amount and you came in at $x amount and we need to get to the bottom of this.
This could be isolated to a few loan officers, and it sounds like you are one of the lucky ones that deals with honest loan officers. Up until First Federal merged with Associated Bank, never in 5 years did receive an order with an estimated value. Once the merger was complete every order had an estimated value and if it was not attained it was constant harassment from the loan officers. The final straw was being asked to take information out of an appraisal regarding the property currently being for sale. This could not be done. The home had been for sale, with my company having provided the appraisal for the homeowner in order to market the property. Taking information such as that out would have constituted fraud. At the request of these 2 loan officers whom indicated "this appraisal company does not wish to comply with our banks rules and regulations and should be removded from the approved appraiser list."
I was not aware that being asked to commit blatant fraud was part of their rules and regulations.
 
Come to Ohio! We can charge them with a felony and see if it ever reaches a court! If it does, we can track how your honesty and ethical behaviour has attracted new clients to your door based on referrals from your current clients!!!

We do a lot of work with Associated and have never had any issues. They're one of the few clients who have NEVER even given us a hint of pressure on value.
