I'm selling a townhome and getting the appraisal back, the appraiser categorized mine as an AT2 townhome and all 3 comps as SD2 Townhome and deducted $ 5000 on mine from all 3 comps.

What does that mean?

It just so happens, that comp 1 was also mine and I sold it in May and it's exactly the same as the one I'm selling now. Same renovation, same design, same sqf, same elements. I don't understand what this AT2 classification means and why there'd be a difference between these 2 identical units.

UAD makes appraisals less understandable to the public.
Before I would type semidetached or attached or detached which is more apparent to the reader.
Fannie Mae is making appraisal reports less understandable to public. Appraisers follow what the Fannie wants for better or worse.

Nothing says you can't still do such, just maybe not where you used to do such.

There is an UAD addendum to decipher the abbreviations.
I also would make comments for adjustment for detached and attached and why for the comps.
