Atrium, Living Square footage or not

Tomorrows topic is what do you wear to an inspection. Didn't you get the schedule?

By the way Donna....the corn grows in Iowa and Illinois. You guys are amateurs in corn growing.....:peace:


Oh goodie :clapping: With the change in season I was wondering what new fall/winter colors will work with my rubber boots and overcoat. Guess biz will slow down now that I can't wear my bikini.:sad:

BTW Tim, not trying to steal your guys corn "thunder", just a general discription of what you see looking out my office window...:peace:
 
Here's an Eichler "double A-frame". The sunlit room behind the agent is the atrium. Note the table & chairs, tract lighting and artwork in this atrium. It's very possible that this atrium could be considered living area. This one appears to have a mostly fixed glass ceiling but I've seen a few where those large panels are motorized and slide completely open.

I suppose if you wish to argue that a sliding roof can represent heated living area .. then the Superdome is HEATED LIVING AREA ... geez people what are you guys smoking?

Its a neat house for sure (the photo .. if you like A frames that is) ..but that outdoor space is NOT LIVING AREA ... if you think it is ... go back to school .. you missed some really important and basic S**t ... and I feel bad for you.

Everyone knows that white is gouche this time of year .. wear something dark and fallish ... AND DONT COUNT THE ATRIUM AS FREAKING HEATED LIVING AREA.

And I suppose for what its worth .. Joyce has recognized the error of her ways .. she done tuck tail and got out of here and never posted again. Tells me she wasnt right in her first post. But what am I to know ..

BUT, it can have the same value, or more as adjusted as living space. You just cannot call it GLA.

My Bold - True, but if you're going to give it "the same value" I'd be darn sure I had plenty of back data to prove just that. FWIW, I've never seen one place with an atrium sell for more than a comparable one without.
 
Mr Evans ... I honestly think it probably has a contributory value .. but lacking the same finish (DUDE IT HAS NO ROOF) I would seriously doubt if the adjustment is the same as that for full finished living area.
Call me picky but I think a roof and weather proofing is important to living areas.

If you closed the roof and opened the door it would be a heated area.

My point is... Stop saying other people can't do this or can't do that. I give you permission to say: you shouldn't do this or you shouldn't do that.
