Background checks again.

Odd that you all bait me to divulge backgrounds yet when I redact them you skewer me. I have never divulged anyone's private information. It is no different than you redacting an appraisal.

Nobody has ever baited you in this matter. Pouting, whining and calling no fair does not become you.

Unless of course you consider reasonable questioning to back up your very frequent and sensational claims regarding rampant appraiser felons and convict appraiser recruits on the loose, terrorizing homeowners and their helpless children, with the intent of scarring Lenders into believing their liability is in greater peril....baiting.

Appraisers have always complained and would not be offering up "samples" redacted or otherwise if people like you, and your clients didn't require them as part of the eligibility process.

We didn't make samples mandatory, you and your clients did, and you even boast about this on your website as being part of a Lenders due diligence process.

The difference between what we have been conditioned to do regarding credentials and experience vetting, and told its a no go approval unless we do,

vs what you arbitrarily CHOOSE to do when it suits your purpose is like day and night and not even comparable.
 
There is a tremendous difference ... a redacted appraisal is provided WITH THE PERMISSION of the client... did you ask the appraisers if you could redact their background checks and provide them?

Nope, no permission required.... You may redact or get permission from the client.

I am a little curious.... You seem to be against all forms of due diligence. How exactly do you think lenders should select an appraiser?
 
I have a new idea.

You have the appraiser's best interest in mind and the lender's best interest in mind.

So, what about marketing to the general public, particularly upper lower and middle income home buyers and try to uncover both the criminal lenders and the criminal appraisers. If you landed one of the top criminals first, it might only take one to really boost your business. But I think you would have to start at the top of the food chain.

Lawyers have that one covered . And there are lots of good appraisers getting that litigation work.

I was really trying to make a point. Although I am not saying you couldn't do it.

Joan .... what you did is inexcusable.. I dont care how you parse it, coat it, justify it ... It is dishonest... you will never see it of course ... but the actions should cause appraisers great pause when joining anything you create ... frankly there is an aura of not being able to trust they should take very very seriously.

Never has a direct lender, attorney, or any other profession that has used my services and hired me directly, asked for a background check. Never.

Background checks have nothing to do with due diligence. They have everything to do with giving the appearence of due diligence.

Oh yeah, they put money in JTs pockets.

Once again it is appraiser's money.
 
The point I was trying to make is that the parallels of trying to sell that service to bankers is similar to what you are trying to sell here to appraisers. Even the most squeaky clean bankers would be a hard sell even though some lending institutions definitely have some high risk employees as we have seen with our own eyes.

There was a kernel of truth in your statement. Some are going for the appearance of compliance. Most everyone wants an easy button and they don't want to do the work.

Appraiser selection is the most important part of the appraisal process. It has gotten the shirt shrift for a long time. Appraisers should be rejoicing. All the planets are aligning for the best appraisers to be rewarded.

Agree 100%. 23 years appraising, not one client has ever asked for a background check. Resume, work samples, E&O, license history and professional references are all legitimate client requests. Oh wait, JT cannot provide any of those items...
