Jeff nailed it. Point out to Ms. Lawyer that if her clients relied upon the appraisal, they must have hired an engineer to inspect the foundation and a home inspector as you required. Therefore, if they did not follow your instructions, then they did not "rely" upon the appraisal did they?
 
Generally, sounds like your covered, but on a personal basis, cant stand lawyers. As a rule they have the morals of swamp rats. Aside from that, the attorney should have known better given the statement of limiting conditions as well as your other addendums. For this reason, most states have provisions for frivolous lawsuit. This would seem to be applicable. In such cases, the defendant, now the plaintiff can recover triple damages against the frivolous suit. Further, given my disdain for attorneys, they are scared to death of the board of bar overseers. Whereas, attorneys representing you generally do not take theses steps (because of their code) i tend to enjoy making the attorneys eat crow. You'll find they tend to run far and fast. Good luck
 
There are so many idiot lawsuits almost nothing qualifies as frivolous anymore. But we have had one or two.

Helen Walton, widow of Sam Walton, rearended a dump truck. The driver and his lawyer, a local atty who advertises in a suit, cowboy hat and a Jeep, and whose own divorce was amusing headlines in the paper, sued her for $5 BILLION dollars punitive damages saying she was DRUNK!!! The truck driver wasn't hurt. What a flaming joke! The judge ended up having the atty cuffed and stuffed, fined, and forwarded his case to the state. THIS knucklehead has sucessfully beat that and still has his law license. The bar who could not take this jokers license has no teeth at all.

As for Helen, why on earth she insisted on driving herself when she could have afforded 10 drivers, heaven only knows, but hopefully she will avail herself of professional drivers from now on.
