300-500 sf GLA difference seems a big difference from your house and maybe what buyer's might want in your area. forgive me for saying this but, i would have called in 2 or 3 local realtors who would give you their thoughts. if their cma's are in a tight range i would think that would be a better indicator of a starting sales price. local realtors have a better feel for the current moment, and it's free. if the realtors & appraiser seems together in their group thought then i guess you are the unhappy owner, with an overvalued opinion.
