Batching Plant Valuation

Has anyone had to value a permanent batching plant? This is a new one for me... any suggestions/help would be greatly appreciated!!
 
They do occasionally sell, but you need to identify them first, and you probably will be looking back 3-5 years for sales anywhere close proximity to your subject. Then you need to compare equipment or capacity and sales if you can find a comp. You might try a commercial site like LoopNet or something to find listings at least. I doubt the local MLSs will have many comps.
 
Many of these properties do not have a significant real property element, outside of land, as the plant is often not permanently affixed. Doesn't sound like that is the case for your property, but it might be for potential sales.

On occasion, I'll see batch plants or redi-mix checked as sales when going through green sheets at the courthouse, but I rarely bother writing them down. I should get better about that.

Costar doesn't have a secondary property type for this, but if you do a keyword search for redi mix (maybe try spelling that a couple different ways), there are some hits. Just make sure to zoom out and go back in time. Talking to people working in the industry about sales could yield useful leads, as well.

You call him, introduce who you are, and what you are appraising. They might help you or they might not. You start to develop a relationship and when they call you for something in your area you bend over backwards to help them. It might take six to twelve phone calls.
