Just this last weekend a couple people died at one of these estranged-spouse house visits. Wife took her mom, her brother and her divorce attorney to the house to pick up her stuff. She didn't see her ex's truck onsite so she thought it was okay to go in. They get out of the car and the ex shows up with a gun and starts blasting. Two dead and one wounded, if I recall correctly.
It just doesn't pay to have both spouses present. Insist on either one or the other; never both. It's not our job to referee, or even worse, to witness any misbehavior. If they want to point stuff out to the appraiser they should put it in writing in advance. If the other party shows up at the inspection, have them remain outside or refuse to continue until they agree to stay outside.
