So does the massive reduction in full fee 1004 assignments. Why argue over a potential income source that some may not have thought about just because you don't like it?

Review work sucks.

Yes it can suck but for some especially older ones it can be a good gig and fill in the last 2 to 5 years into retirement. Add in just desktops only and a few other things on the menu and it's a full time work from home gig.

Finally many are reporting their assignments now are just oddballs and complex assignments that are hard to make money on and cookie cutters are going to staff or lowest bidders.

Become and sell yourself as a 3.6 Reviewer in 2027 by learning and becoming an expert and go to guy or gal that provides an affordable service to lenders.

Just wait until the day rates drop into the 5s and state boards finally catch on that the third-party has become both parties.

That coupled with the GSEs running everybody away from this profession, who knows, I could see appraisers get into the seven figures

Actually appraising is like learning to ride a bike and once a person has appraised a few thousand there's not much to it.

For a 60 to 75 year old going out and driving 4 hours a day in traffic while not even being paid is stupid and a bad business model and there's no glory bragging about being boots on the ground.

Unlike most school teachers who
go directly from college to teaching with no real life experience most older reviewers spent years as boots on the ground and have real life experience.

There doing what they get paid for the minimum it takes to manage licence renewals and complaints filed on appraisers. They have no duty or mandate to get involved in fee's or the appraisers incomes.
