Bedroom Access / Egress

Just an update if anyone is interested. I ended up calling the HUD support line for this and the person I talked to said that they don't have specific requirements for above grade windows in bedrooms and that as long as they are operating, wth no permanent bars and that it is conceivable that someone could get through it, then it should be ok.

Thanks for reporting back on this. I did mis-understand the 'below grade" aspect of the specific measurements thing.

Now, I'm wondering how much grief one might get when one's opinion of 'concievable' is different from someone else's and there is an accident.

No I agree and that's why I really wanted to make sure on this. I really felt that because they are 5 feet off the ground that this could be a problem with people, including small children, getting out. I mean after all, even if the window works, if you can't get to it what's the point? But after discussing the specifics of the windows, the representative still felt that they were acceptable. Hopefully, it is ok. Do you think you might have still expressed your concerns in the report just to cover your bases??

I hope you got the NAME of who you talked to, noted the time and phone number you called.

FHA reps have been known to offer three opinions on a two answer question in the past year or two, often in direct conflict with the 4150.2 ADN subsequent (overriding) notices.

FOR YOUR PROTECTION, go ahead and use the answer you got, but be careful to note for your workfile who said when said (time and date). I can assure you that in past years that property woudl not have met FHA MPS.

I bet if you call back you will get a different response from another individual. :new_smile-l: I have been known to call three times until I get the answer I WANT to use. :icon_twisted:

And FYI I usually know the actual words written in the references better than the folks answering the phone so all I am doing is covering my tailfeathers! :leeann2:

But if you have time date and phone noted along with response... you have a recourse in case someone later tries to gig you up on your actions!
