As far as adjustments in the grid, using the above grade and below grade lines literally (for both the subject and the comps) you streamline the adjustment process. That is because you can use a mix of comps, both similar to the subject and "all above grade" comps and make adjustments to both lines. It makes a very clear depiction of apples to apples comparison.

If your market values below grade as highly as above grade the the adjustment factors on each line would be similar.

My market values above grade more highly than below grade so it is crucial, here. Walkout basements are extremely popular here for that reason; they are cheaper for the same amount of space.
