Below grade bathrooms.....

Right or wrong, I do not list any room (or bath) in the above grade room count if it is not above grade-sort of self explanatory. I generally adjust the below grade area at a price per square foot or at a contributory value, inclusive of baths. One probably could justify a separate adjustment for the below grade bath, I just don't make a separate adj.

Check your FNMA book, they have brought soem new issues to light and I think more will be comming. Everything is going to be changing in the next few months, so beware and ketchup on some new reading.
