Best Appraisal Software Tools

It would be interesting to use all of these statistical tools simultaneously with the same data set to determine whether differences in conclusions are significant.

It depends. If you are comfortable paying the ~ $800 to $1000 a year, definitely go with Spark or DataMaster. They are both solid options with many useful features.
If you are trying to go with a free tool, then Valuation Labs is a good alternative.
If you get what you need from your MLS, then you are all set.

I spent some time tonight exploring the statistics tools and training videos on my MLS and am more impressed by that than Data Maser or Sprak. plus, I won't have to pay a monthly fee for yet another product -- I am going to play with it all weekend; if I need it, I will call MLS on Monday to see if there is a tutor available, but the training videos look pretty good, so I might not need it.
I am also trying to learn what is available with my MLS subscription...Apparently in my case some tools (such as RPR avm) are only available to realtors...

Do you have flex MLS? It has data and stats and videos how to use them. Call or go online for support with your MLS
