Best data sources

Our assessor's office did that two years ago! It is very nice to get information very quickly. We still have to buy their plat map cd and if we want the property card with drawing and measurements we need to go to the office which means we are there nearly every day!

Active little thread ain't it? We have been on line to county records in Benton CO., AR; Wash. CO. AR and in Delaware and Adair Co., OK. $30 / mo for PVPLUS 2 counties in OK....$30/mo. for Washington Co., and 10 cents a minute for Benton CO assessor and the clerk has went on line with a seperate service. It is best deal, sometimes I spend only 15 dollars or so in a mo. Our MLS is $25/mo. + annual fee. Our MLS data stinks. We griped to the MLS board but they do not fine errant listing info and I know of several sales I did for members who either never updated or even posted the listings. Many withhold listings until they show it to a solid prospect then gloss thru the listing...put na in every blank so the MLS will accept it on upload.

Downloaded files lack tons of info that is available on the actual tax cards especially on commercial property. I go for the full monty for commercial and do not waste time with the computer records. Actually the computer does one thing nicely and that is a sales history from 1991 on. Anything not sold since then will be blank.

I do try to confirm outside those two sources either with the Realtor or with the banker...I find I get a lot of info from the banks and they will give me the front page of the URAR and a sketch if I ask. If I need anything else I can call the appraiser.

I know you may be horrified that I ask for other appraiser's reports, but I cannot recall being turned down by the bank and it is their copy to do what they wish with it no matter how much we want to keep it undisclosed.
