best form for non lender appraisals

What is the best form for non lender appraisals. In the past I have always used the 1004.
 
I don't know what software you have but in Wintotal I use the "General Purpose" form along with the GP Residential Certifications Addendum. I used to do what you always have and in the 1004 state "Not for lending purposes" however during an continuing ed course the instructor scared me out of that. Just search for "general purpose" in the contents section of your software and they should be there.
 
Non fannie or freddie residential form

If you are using Alamode, they have a good residential general purpose form.

The AI form is good for non lender work.

ACI has a slew of GPAR forms, looks like the Fannie Forms.
 
Clickforms has the AI forms and has a non-lender form that has the same first 3 pages (almost) and 3 cert pages that are different.

But I recommend a narrative always. If the private party wishes to take you almosta URAR report to the bank you will field a call from the LO wanting you to "change the name" to include them....etc etc. They never call for that when it is narrative.
 
And what pray tell is your SOW? Then we'll be able to
venture an appropriate opine.
 
I also am wondering what is the best form to use. I have three properties in which the owners have requested valuation for a family trust. I had always used the 1004, however, I recently have been reading that there is a better way to do these. They are expecting a report that is not narrative.
 
There are usually so many N/A in the blanks on the general purpose form, I prefer to write my own reports using a narrative format in Word.
