Beware! A La Mode Changes Licensing Practices

Corelogic I think employs appraisers. The appraiser for a report I Reviewed recently showed there address of Corelogic Valuation Solution , Plano, TX. The appraiser actually lives in NC and has a NC license. Also in the report Corelogic Valuation Solutions is list as the Lender/Client and Company name as Bank of America., Charlotte

So does Corelogic own BOA or is it the other way around? LOL

CoreLogic, Inc. has become a monopoly in the Appraisal industry as this company is slowly taking over every aspect of this service. Our "confidential" data is being shared within their "acquired" companies and used to slowly destroy our services. I receive numerous emails weekly requesting for me to "provide a quote request" for a proposed order. Why am I bidding on an assignment? I believe we have reasonable and customary fees in place and should be on a rotation? I inquired as to why I have made numerous responses without changing the fee or due date and was told the "fee requests" are blasted out to numerous appraisers with the "lowest fee & fastest turn time" requested. I no longer reply to these requests. We jump through hoops to get the orders, we jump through hoops to submit the final reports and jump through more hoops because of the incompetence of the reviewer and/or software that reviews our work. The software which you are required to utilize to upload a report consistently rejects them and requires explanations (which are already addressed within the report). These additional provisions and obligations make for much wasted time. Then we get "dinged" when they ask for "correction requests" which again were almost always addressed within the report. They vacillate appraisers to perform in a manner which is controlled. "Lender requirements" require appraisers to provide additional comps, cost approach, photos, etc. (even when not applicable) to the assignment. CoreLogic micromanages appraisers with consistent "status updates" via email & phone calls. I have strived to annihilate myself from these practices. When a company like CoreLogic is creating a holding of every aspect of our business I find it difficult to perform in a career in which I have spent years to be professional and credible. Who is the independent appraiser working for? Now that they (CoreLogic) have taken over 100% ownership of AlaMode warrants a reconstruction of this industry and the monopoly that is destroying so many livelihoods. It amazes me that I have paid for their Vault service and it has worked sporadically and now all of a sudden is updating regularly. The information I provide for a lender via an appraisal report is confidential? We are required to verify data we utilize and we pay for most of the services. We pay for our MLS service (owned by CoreLogic), we utilize such models as Realist.com (owned by CoreLogic), cost approach data, Marshall & Swift (owned by CoreLogic), provide flood maps -www.floodcert.com (again CoreLogic). I have also found that CoreLogic owns review programs (LSAM) as well as Appraisal Port, LandSafe and Mercury Network which we all pay a fee for the plug-in, or to accept on the front end or on the back to upload the finished product. We are required to have appraisal continuing education, Columbia Institute a provider of CE is owned by CoreLogic. Additional companies noted to be owned by CoreLogic are Dotloop(automated contract software & database for real estate contracts) as well as the Appraisal Summit Conference, RealQuest & DataQuick. These are only a handful of appraisal related subsidiaries of CoreLogic. We have been forced to work through AMC’s which are in turn being bought by this monopoly as are the appraisal portals. I surmise if they have all this information they really don't need us to put it all together! And in the end we are the bad guys charging excessive fees (as most of the general public is unaware of the surcharge being applied by the AMC's). I believe every report should have a copy of the appraisers invoice. I expect that I will be informed that they own this forum before days end. :cautious:
 
There is a new software that will hit the market in June. I and a couple others have beta tested it and have a couple more tests to do. It will have everything you need and more. If you can be patient and wait it will be worth it.

It can do everything and more. It’s really amazing in my opinion. Even if a la mode didn’t sell out I would have switched myself.

I understand it will be cloud based. If so that is going to be tough for those who use their wives to pre-type...unless she is signed on while you do the field work.

I would like to see a regression program built into the software. Now that would be the ticket.

No separate licensing. All in one. Multiple users from what I’ve seen. Regression is included.
