Beware of false MLS listings

I'm in the same MLS system as Mike B which has about 10,000 agents. This would be a serious rules violation. As I am an MLS committee member, if any appraiser using the BAREIS system knows of a false listing in the system please contact me and I will set the wheels in motion for this to be dealt with swiftly. However, in the decade I've been a committe member with MLS I've never heard of this happening.

TC's MLS doesn't seem to have a problem either so I'm guessing this is just a Red State issue :new_smile-l:
 
how do you prove it?

How do you prove (or check) it's false if it is a pending sale?

Do you call agent's number as ask them questions or do you have a second MLS source?

Yes, and since they posted a fraudulent listing they'll be happy to disclose that it is such. Sorry. Asking the wolf in sheep's clothing if he's lying isn't going illicit an honest response.
 
cwd, it is tone of voice, and hemming and hawing and the like. Also, if it is false, they won't have showing instructions. Anyway, it is just a thought. I have found out so much by asking Realtors about other agents listings. The honest ones are often offended and happy to talk to people who listen. Listening is something appraisers need to do a lot of :)
 
If it's more than one listing that is done this way, it should show up in your market analysis, right? Especially if you include the agent in your search criteria, your spreadsheet should show the patterns.
 
You mean all the information to complete the appraisal is NOT found in the MLS and I may have to do some research before sending the report from the dashtop of my car an hour after the inspection?
 
The more I learn about appraising, the longer it takes to do the report, for a smaller fee.
 
Had one just last week...found where my subject property sold 7 months earlier, highest sale in the neighborhood, problem was it is still under construction last week, never lived in. Emailed the Listing Agent and she said "I'm sorry, that was entered by mistake"....funny, it is still in the MLS showing it sold. The Board here has done nothing about it!
