Bias terms and adjacent religious properties

Steve Harvey did a funny bit on his Kings of Comedy tour about the role of the church. One detail in his bit was how many meetings a week were being held at the church. Not just once or twice a week for a couple hours.
 
Years into the spotlight on appraisal bias and specific words used in reports and I still struggle with how to walk this tightrope while still accurately describing the characteristics of a property. I am currently working on an assignment of a single family house on a one street subdivision of 8 homes. This street is nestled between 1 large campus type religious property (church plus school plus other buildings) on 1 side. On the other side is another large church property. This is in an otherwise predominantly single family area. These 2 properties really stick out against the surrounding smaller single family properties in the aerial views. How can I somewhat accurately describe this location without straying into the land of bias? The first thing you notice about this location is these 2 adjacent properties.

Maybe just call the church a community center, or social organization building. The liberals would like that, but down where you live, you might get lynched, metaphorically speaking.

Memphis city limits has places of worship everywhere. They are generally a positive on property values because they are policed much and most are very well lighted.

On a large one, you could have traffic problems at certain times, but the good outweighs the bad based on my experience.

Don't worry about calling the adjoining or nearby property what it is. It is a place of worship and a school.
 
If they don't like you calling it what it is, it is their problem. Not your problem. You focus on real property rights.

If it is really big place of worship, your H&B use on MV appraisal may shift to place of worship owner. School could be same way. They may want the property more than an owner/occupant.

We had one venue that used to hold dances for their youth every month. Live music right up until midnight. We used to get several calls every year from the neighbors in the subdivision on the other side of their fence.

Code would be involved there, but we have some legal jurisdictions with very strict code. Obviously in this case, the place of worship and school are alive and operating.

Code can shut you down.

The place of worship or school may demolish this house and want it for something else.

There are 2 religious facilities adjacent on the two sides. That's it. Don't fret about it; it is what it is.
 
Obivously the intended use of this appraisal is for a loan for single family residential use.

Now, if you become aware that the H&B use is not single family residential use on MV appraisal, you have a little bigger problem. You can figure it out.
