It doesn't take any new training for appraisers to understand that it's unethical to lie, cheat or steal in an appraisal and it's *especially* unethical to do that in order to advocate some personal bias toward a borrower. For any reason.
By the time we get to someone who is telling lies in an appraisal we're past the point of calling it a problem of competency that can be cured. That makes the cure for such ethical misconduct a radical appraiserectomy - remove the tumor and burn it.
Not directed at you, just ruminating on the sentiments posted.
So, was the first appraisal a COVID approved exterior inspection only???
Gheeze, wouldn't that be in the time frame of lockdowns?? That'd be the end of the photo claims.
Or perhaps, the first appraisal was even earlier in the year.
A hybrid maybe?
Because we all know that those "inspectors" are not licensed and don't have to take fair housing law classes,
oh, but they don't send appraisers photos with people in them either...........do they?
But that's okay, those things were "credible" because the "client" said so.
But back to what I have been saying from the beginning,
this market is not "open and competitive"
It doesn't fit the requirements in the definition of market value,
and appraisers continuing to ignore that small fact, opening the door for many criticisms which
would be unfair to appraisers, if appraisers did not address why the value the are opining does not fit the required definition,
and how panic buying is driving "the market", but only for those whose occupations were favored enough to be able to work from home, or whose prior accumulated wealth allows them to buy another property during a pandemic.
The current economic and medical events are what is drawing the lines in the sand between people of different ages, income levels, occupations, ethnic groups and even sexes (due to new study of differences in T cell generation in men and women and susceptibility to the worst impacts of COVID)
And surprise, those lines are showing up in "the market".
But heck appraisers, just ignore it all, call it "market value" because you found 3 sales.
Let those who compete for your industry, write you out of it.
Oh, and, don't ask what your professional organizations are doing for you, because if you supported them, you would already know what the orgs are doing. The expectation of a free lunch, to benefit from what others are paying for, should have been died long ago, but I guess not.
