I made a statement. A fact. Pride is not an element of this statement. It is an unfortunate reality that is more evident in a small community......and in more economically depressed areas of the nation--of which Montana is arguably number 1 (at least in the top 4). If these deals don't fund, the LO isn't getting paid.

I am proud, however, of every assignment that leaves my desk (I take the time to track the properties I have appraised to temper and throttle the accuracy of my extracted adjustments). This is evidenced by phone calls from attorneys; soon followed by a nice retainer check for my services.

The fact is however, that I turn away about the same amount of work that I do. I have all the work I can do all the time.

There is more to life than mortgage work. And I am not trying to offend anyone but if an appraiser is just doing mortgage work, I would wonder about their quality of work--because, really, in the mortgage stream few really care if they are getting good work, and many don't know good work when they see it.
 
I absolutely agree with Leon. I am 100% behind a new system where the appraisal has nothing to do with the loan transaction. This is the only way as far as I am concerned.

I am getting tired of every appraisal order I receive having a value already on it. I have started faxing them back the limiting conditions and certification pages with certain parts underlined. Then if they still want to order the appraisal (most of the time they do) then I will gladly do it without any thought as to the value they want for their loan and they better pay for it whether the loan goes through or not.

About that stucco house - you know they are scared to death of a moisture inspection. I just attended a seminar on the stuff. There is no telling what is behind that stucco if the windows are rotten. Probably about $30,000 worth of repair costs!

Kevin, I'm in the same position here in Jacksonville, Florida; blackballed by almost all of the local mortgage brokers. I'm too busy and I turn down assignments I don't want. My fees are higher than most here.

Blackballed by unethical jerks? Why on earth would that bother me?
I'm actually proud of it!
I'll admit it used to bother me, scare me, too. Not at all anymore. I do not need or want them. They are on MY black list.

My suggestion, I would write a simple letter to the NCAB, attention Bart Bryson MAI, Chairman. I would ask the question, have you had any complaints by any NC appraisers about ********? Say you do not really want to make a stink, but if there is a problem, you want to help document it. You see, we have a law in NC that was recently written just to prevent this kind of pressure from lenders and such and the NCAB is proud that they helped enact it. In the third paragraph, just outline the facts as you know them. Send a copy to your good buddy Doug.

Your downside is that you probably won't get any more work from ********, but it sounds like that is their plan anyway. The upside is that you have tactfully put the word out that you think Doug acted a bit unprofessionaly in this one instance, and if there is more than one incident lurking, you actually may trigger correction of any real problems.


I really like it, "tired cosmetically" Back when I did a lot of work for the Redevelopment Commission of Greensboro, I could have worked that phrase a bunch!

I have edited the posts to remove the real name of the lender. That name absolutely does belong in the "Clients: Good, Bad, Ugly" forum. John, if you would please, make a copy of your initial post and put it in the "Clients" forum, with their real name back in place.

I do feel that this post belongs in the General Forum. Wayne could override my decision.
 
I am proud to be a member of the same club as Verne & Pamela. I have appraised in four states, very small villages, one of the largest metropolitan areas in the country, and everything in between and been black listed by differant companies for twenty years. But I am still twice as busy as I want to be. Even during famine years for appraising, the companies that did not black listed me out numbered and out lasted the companies that tried. I am still here and they are not! So John don't worry about that one company, just remove them from your approved client list. And keep on doing honest work for only the clients on your approved lists.
 
This post pretty much covers the main complaint of Appraiser's since this forum originated 5 years ago. But I still see appraisers say won't do any good to send to whereever WELL tell me what harm it will do to send this problem to EVERY place listed by PAM plus any other?? as long as the Loan officers & Realtors have the pick of the Appraiser this problem will continue. Some Mortgage associations want to se loan officer's licensed & EDUCATED.
