I'm an real estate agent and an appraiser. One of the local Brokers is having me excluded from doing appraisals for her company's listings. She did this after one of my reports came in below her sales price. She claims it's a conflict of interest. Now a second agent in town may be doing the same thing. They just happen to be good friends. I see this as a serious threat to my business. Apparently they would rather have out of town appraisers who are more realtor friendly come to town to do their property appraisals. Is this legal?

As long as you do not work for either broker there should not be a problem nor conflict of interest.

Bring it up at next Board of Realtors meeting.
 
Having been a bank examiner prior to getting these licenses,
I am very aware of what my job is as an appraiser.
I am there to not only help protect the bank but also to help a borrower
make an informed decision about this large purchase.
My job is not to make real estate agents happy!


Exactly. Too many do not comprehend this.
I don't believe it's a matter of comprehension, every last one
of these appraisers has at least sat through 15 hours of USPAP.

IMHO, too many appraisers have had 10-20-30-50+ experiences of losing
money / customers when they did not bring in "The Right Number".
Has happened to so many, and so many times, that like dirty cops,
some percentage have given in, taken the "bribe" of lots of business,
saying devil take the hindmost.

I hate to say it, but comprehension?
They comprehend perfectly which side their bread is buttered on.
