BPO's coming in hot and heavy.

This one was (literally) in my backyard, but I wouldn't touch it even if it were made legally permissable for me to do so:

My God, that's two appraisals.....market value & quick sale value....for $45.....USPAP compliance aside, the work they're requesting amounts to an appraisal. Hey, if some MB or Realtor is that hungry let them have. If this is what the market wants instead of an appraisal...fine.....the writing is on the wall people....get out while you still can.
 
You know what I am talking about then, Mike. This one's just North of 31 & 62, and I'd want $500.00 just for the appraisal, let alone $45.00 for the hell of the BPO.

We all know what it takes to do an appraisal these days and how much more work and how many more hours it takes per assignment. If the banks want to require the same amount of detail for a realtor to do a BPO and the realtors want to do them for $45 - $65, let them.

There's a reason we'd charge at least 10 times as much and then still think (justifiably) that we'd undercharged. If the banks and realtors can't figure out what that is, then they deserve each other. :shrug:
