I just wanted to respond to your comments, by saying that there are many highly professional, highly ethical practitioners in the real estate profession, who deserve our respect.
You're right, that was a nasty generalization on my part. They do deserve respect. There are plenty of good agents/broker out there...God knows I employ some of them
My point lost in the unfortunate obsession to save time from a large amount of prose, is that there a lot in the business that do not have ethics or professionalism that unfortunately reflect badly upon the rest. Although there are exceptions, there a lot of real estate agebts/brokers that are only concerned with making the deal, and have little care for what it means. Try and explain this to them, and you find out really quickly what the motive is. It is especially true as the economy sours, many of the deals that have value issues are the only deals some of these agents have had in a year...kill that deal and you see a whole different side of people.
