Doors
What about doors, is it opend to the GLA or doors for entry. It's only 150sf, how big is the rest of the house. If the house is 3,000sf not much of an impact, if the house is 500sf then there will be a greater impact. I agree with most of the above comments but thats just my opin. Most likely the area sounds like it should be included..
