I disagree. When I go to these things. It's not just acting as an office. Market participants are trampling through it seeing what their new dream home is going to look like. Opening, closing, pushing, poking, turning on and off... the parents not watching their little darlings too closely and they're wiping their boogers on the walls.... it needs to be discounted.C-1 Sales office floor covering wears but nothing else and when sold it's still a new construction.
Walker... the OP didn't state that the floors were replaced, walls painted, or anything worn was fixed to be made as new.... you're changing the situation. It's as is. We know you do loans and want the loan to be approved and go through.... but it is what it is.Usually the model has upgrades and if floor covering is worn they replace it and door hinges are $15 but last 50 years. A minor adjustment for use may be warranted but it's a New Construction Home and the bones don't depreciate by buyers walking through. Geez no wonder so many appraisers are hated...lol
