Builder's Model Home Condition Rating

"Influencer" Realtors on YouTube say "don't buy the model homes because they are slapped together extra fast", but decades ago when I was slapping together tract homes it was the opposite. Being picked to do the model home was considered prestige and the work was required to be perfect since it was assumed Buyers would be checking it out on weekends, or even stopping by, and you were expected to behave if they did.

I’d say C1 unless it’s been a model home for 2-3 years in a large subdivision. Then c2. Would look odd being 2024 construction and a C1. And it has sort of has been lived in every day it’s been open as a model home. Condition ratings are subjective, so just explain why you called it what you did. Even if it’s a C2, you don’t have to make a condition adjustment when compared to C1.

C2 The only thing options do is maybe give a reason for a Q adjustment. But options do not affect condition. When a home is occupied as an office it is occupied. Now if it is the model AND NOT occupied there may be a reason for a C1 if it is sold within a year of construction. Judgment call, and it probably wouldn’t be a big adjustment if it is rated C2 (maybe the cost of painting, carpet, cleaning).

They usually put the "office" in the finished garage which is converted back prior to closing.

I have seen it both ways. Remember I live in Wisconsin. That garage is going to pretty cold in January. Garage heaters are set at 55 degrees by code. The fact is there is still a fair amount of traffic through the house.
