I've asked ACI to factor differences in factors such as lot size to be adjusted with consideration for diminishing marginal returns, thinking that tge variance that you're seeking to address could be addresses automatically, if variances in condition could be described incrementally, presuming that condition and the corresponding degree of depreciation factor also varies less per increment as the variance increases.
