C4 Condition?

What the comps are does not determine the condition of the subject. If you have a run down inner city neighborhood where all the comps are tattered and all have differed maintenance, that doesn't mean they are all in average c3 or c4 condition...that means they are all C5.

oh thank you, i was thinking when you had a c4 subject, that the subject condition would be "comparative to comps" condition used in the report. i musta been thinking reverse appraising.
i now understand what the previous statement meant, "The C rating of a subject is not supposed to be comparative to comps" i hope the c4 & c5 people on the same picture can all group hug like we have.
 
Most AMC's will not allow a + or - on the condition rating although it is supposed to be possible. That is what I would like to used for these situations. It probably does not pass their UAD checking software.

Are any of you getting through UAD adding secondary qualifiers on the condition line ?

No, you don't need to. You can have all the same ratings and different adjustments on all of them.
Just "Explain, Explain!"

 
Getting that past the reviewer at many AMC's is near impossible.
