C5 vs C6

Remember...... as it currently stands, if any portion of the dwelling is rated a C6, the whole dwelling must be rated a C6.
The items you mention are beyond ordinary deferred maintenance and points to extensive deterioration and safety concerns as Zoe mentioned.

A way to approach this would be to describe it as a probable C6 condition rating with supporting observations, rather than stating it as an absolute if you want to stay conservative. To stay on the safest appraisal footing, you could also note that the property appears to have condition deficiencies consistent with C6 and may require significant repairs before it would satisfy FHA reverse mortgage requirements.

I wouldn't do that. I am bad man. I would require cost to cure from qualified licensed and bonded expert. I most likely would require lender to provide to me at later date.

If lender canceled, I would be okay. This is my fee for services rendered Please pay within 30 days or late charges will apply.
 
I am not candy azz like J Grant. J Grant would have been great warrior. If military or whoever would accept me in war, I would like her by me but she is candy aZZ..
 
Okay JGrant, you could care less about health and safety of any of occupants. Is that you?

It doesn't really matter to me C5 or C6. I care about the occupants and cost to cure.
I'm more concerned about my own health and safety entering a C 6 house !! By the time a house gets to that stage, it is scary - and anyone who neglects a house to that extent might be odd - I almost fell through a rotting floor that had a hole in it when I was inspecting a vacant C 6 house (dark upstairs, lights not working ) . The one I did last month had locked doors with weird tenants and loose feral cats running around. Should get hazard pay. One had mold so bad my eyes were watering. And so on.

Okay Candy. You survived. I am telling OP safest way to solve appraisal problem.

If I was guessing, you probably could have been actor. You have the drama.

Well, you do you. Your best mentioned in this thread was the concern for health and safety. All your other stuff is your typical rambling.

Obviously, the borrower is in Dire Straits and is grasping at straws for some sort of funds to survive.... that is not the Appraiser's concern....
 
For lending work, many clients have instructions to call them if the appraiser thinks a property is C 5 or C 6. The lender will often cancel the assignment at that point. If not, good luck...
If they don't I probably will
