<span style='color:darkblue'>I too have appraised for Habitat. As someone posted recently, Jimmy Carter will probably go down in history as our most humanitarian president partly for his work with Habitat, but he has done all kinds of stuff in other countries too. He has a new book out.

Something appraisers should keep in mind is to let financially strapped homeowners know about PMI elimination (private mortgage insurance) when appraising for them. I am a principle of www.PMIRescue.com. The website has been favorably written up many times in the media -- both online (e.g., Inman.com) and print (i.e., major newspapers across the country). The National Association of Realtors (NAR) has also had nice things to say about the effort. I'm real proud of it. The new method of elimination passed by Congress IS NOT the right way to go -- typically going about it the wrong way (that way) will cost homeowners many thousands of dollars. FHA's & VA are completely different systems though -- where the "elimination concept" is not typically valid.

Getting the word out about PMI is good for appraisers, too.

Charlotte, is there a city in Delaware called Wyoming? I was born in Delaware. Dad was an industrial engineer with DuPont and got transferred every now and then when we were growing up. Their home office is Wilmington, Delaware, as you likely know.

David....Wyoming, Delaware has a population of about 900. This little town adjoins Camden. Really, they run together and the boundary is Caesar Rodney Avenue. Each town has it's own government and police dept., but they share the same fire dept. , post office and zip code. Quaint little place to be! You probably remember Dover, the State Capital. Wyoming is only about 1 mile south of Dover, travelling the back way on New Burton Road, or if you travel Route 13 south, you pass Dover, turn west in to Camden and BINGO...you're in Wyoming after traveling a couple blocks. Dover Air Force Base is a couple miles east and Dover Downs International Nascar track is about 4 miles north. Rehoboth Beach? ...about a 35 minute ride south. Yes...DuPont...great company..Route 13 is actually DuPont Highway! Sorry to ramble...ask me about Wyoming and you can't shut me up! :lol:

OK Charlotte, its late and I'm sure I'm not thinking correctly. But..........how is $190 given in large bills where $40 can not be returned?

Doesn't it seem that those who really can't afford to pay are the first to offer to pay up front?!

And it seems that 'friends' or referrals from "friends" are the worst to collect from!

Simple, he kept referring to the fee as being $175...In my mind, I was pretty sure I quoted $150, but waited until I got back to my office to check my telephone log. He picked up the report last night along with the $40 refund. I'm glad I did it....Yesterday, in all that cold Delaware wind, he repaired a doctor's garage roof, and still was smiling and pleasant at 7 p.m.

I don't do appraisals for friends so I don't know how fast they'd pay. Bad, bad practice there!
 
Not trying to be nit-picky but the question on $190 in large bills where $40 can't be returned grabbed me. Like one of those math teasers! I don't think it's possible to have $190 where $40 can't be returned. You'd have to have a $10 or a couple of $5 in there somewhere. :)

Either way, I think it's nice that you were able to help this person out!

He thought the appraisal fee was $175.00...I didn't have a $10 and a $5 to give back to him.....Then I said to him...."Wait a minute, I think my fee was $150, not $175"....He said "Well, that's o.k., it doesn't matter, if it is, just keep it" ....I told him that I would check when I get back to the office and when he would pick up the appraisal in a couple days, I may have $40 for him (if fee was quoted at $150) or I would have $15 for him (if fee was quoted at $175). Fee was quoted at $150 so I gave him his two 20's back. I'm sick of this story, aren't you? :roll:
