Ok... I'll start the Delaware thread! I'd love to know if there are any more Delaware appraisers on this forum besides myself, Charlie Witt and Riick. Anyone out there? Hello? :shrug:

Just wanted to drop in and say hello.
Wondering what anyone else is seeing in this market in DE.
So far, looks to me like prices are fairly steady
- excepting some 10-15% just North of the Canal.
But I could be wrong --I don't get a lot of current mortgage business.

I do about 75% of my work in New Castle County, and I am there most every day. Lived in Bear, from 1992 to 2001, then moved across the river. Riick, you have the market about right, steady prices, little bit longer on the market.
 
I moved down here from Philly in '02. Before I bought, looked at sales patterns during last declininig market. Appeared that New Castle Co. showed only about 5% decline.
My guess is that the large # of RELOs and substantial movement of retirees into DE helps. The low & no taxes don't hurt either.

Gee, it's been so long since I've checked in here, I almost forgot about it! I just couldn't keep up with all the appraisal work and this Forum. But recently, I've had a little time on my hands. :huh:

I am not a DE appraiser but all my family lives in Georgetown. I usually make it back in the summer. I can't take the cold anymore. I still get the Sussex Countian and can not believe the prices on homes. I thought it was high here in Florida.

Good hearing from you! Yep, lots of houses on the market in all counties with high prices, and they are just "sitting there".
 
I'm glad to see that DE has some good representation on the forum! Riick, I don't know if I would call that 5% number a "decline"... more like a market correction. :icon_mrgreen: I agree with you and Charlotte that more houses are sitting and there has been much less liquidity in the market (which, of course, is a nation-wide phenomenon right now).

Frank, I just got my NJ certification (:Eyecrazy: ) so maybe we'll cross paths along I-295!

Most of my business is mortgage-based although I do handle a fair share for attorneys, accountants, estates, private individuals, etc. Most of my MB clients (although I have few left... I've fired most of them and go with either AMC work or my long-standing MB clients only) don't give me too much pressure anymore and two of them actually tell me "just go and appraise the property... it is what it is!". What a relief. I think that the sub-prime fiasco has really shaken up the industry and, although it's really hurting a lot of people right now, it will ultimately be what our market really needed to shake out the shady characters.

I don't do any work in Sussex because of the extended travel involved (plus I don't subscribe to the MLS that Sussex belongs to) but I've scoured every corner of New Castle and Kent. It's funny because I did an appraisal about a year ago in Bowers Beach near Frederica and it was the first time in my life that I didn't know that I was still in Delaware :laugh: . Other than that, I don't think that there's a place that I haven't been a least a half a dozen times doing appraisal work.

Riick, you said that you don't do much mortgage work... who are your primary clients (of course... you don't need to name names... just types like attorneys, accountants, etc)? I don't have enough non-mortgage work to keep me busy yet.

44nutman, my wife and I go to Orlando every year and I completely agree with you that I hate the cold! Is there a warm, beachy location that her and I can move to that hasn't been blown away by over-inflation? :confused: If you find a place, let me know and I'm start packin'!

I'll trade you NJ work for DE work anytime, and wait until you get the $600.00 renewal bill for your license.

I give them your name. Hopefully you got a few.
 
Hi Frank! Yes, thank you for the referrals. Glad to be back, although.......the steady checks were very nice! :unsure: I'll never complain again about not having enough time to sleep or play on the internet! :)
