Campground Appraisal

I concur completely with Mr. Vertin.

I only wish to add that you need to be certain if it is a campground or an RV park. The valuation approaches are the same, but sales are not necessarily similar. In other words, an RV park sale may not compare to a campground.
 
Yes! I have a Certified General Appraiser who guides, mentors, and reviews all of my commercial work. He has done several parks but has always just done a cost approach.
Small wonder you have to ask.

You might want to contact Darrell Hess and Associates also. They usually have some pretty good data.
 
What about distinguishing real estate value from going concern value. It seems to me that most sales are for the business including the real estate. Do buyers and sellers typically break out the real estate value for deed recordation (to save transfer taxes)? The income approach will also provide a value indication for the going concern. I'm being asked to value both the going concern and the real estate only. I'm wondering how feasible and reliable it will be to identify the value of the real estate only.
