Can A Certified Res Appraiser Appraise A Boat Slip?

Wouldn't ONE, single boat slip, being an extension of a single-family property be considered part of that property or have a Highest and Best Use to be a part of, or an extension of, a proximate single-family property?
Depending upon state law, a boat slip may be considered to be real property or personal property so ???? who can appraise it may depend upon its contributory value, and your state law regarding CR limits. In my state pretty much anything under $250,000 is game for anyone with a license.
 
Free standing and not included with any other property, as in Dockominium?

I don't see why a residential appraiser cannot appraise one, but then, some states have very strict rules regarding residential appraisers.
