Can a duet house to be a comp of detached home?

Got a call from an individual to request a private appraisal. The subject is a regular single home ( detached) but back up by a busy railroad. I find a sold duet house (or attached home) nearby also back up by that railroad. Can I use this for the comp? Both are single home, right? Maybe apply 5% discount in Design (Style) grid? Due to low sales volume, I couldn't find another sold comp with adverse condition (like next to highway, or has other negative factor) nearby or have to go 3 miles away. I am in suburban area. Thanks!
The client sent the report to the 3rd party. They require a different effective date's valuation (2 years ago). So I have to issue a new report with new comps and new valuation, right? But I no need to do the subject inspection again, right? It will be effective date, ##/##/2022, inspection date 10/##/2024, Report date 11/##/2024? What about 3 years history prior service certification statement? Which date I shall put these? Thanks everyone again!

A new assignment new retrsosspeive date, new comps from that time period etc

The inspection date can stay the same as long as your client is okay with it ( IMO)

What about 3 years history prior service certification statement? Which date I shall put there? " I did a service on 10/##/2024“?

3 years prior to the date of the appraisal for sales history. 3 years prior to the date of report for your prior service. Your previous appraisal counts in that 3 years.

Explain that the recent service was prior to the retrospective assgiement
 
3 years prior to the date of the appraisal for sales history. 3 years prior to the date of report for your prior service. Your previous appraisal counts in that 3 years.
So my last service was 10/##/2024?

Your last service was that date. Just explain that even though the retrospective eff date is # years back, you did a prior service on X date before getting this assignment. which you got on XX date
