This listing agent (homeowner as well from OP) would probably count a dirt crawlspace as GLA as well. And yes I have seen that. But that's fine, it all goes into that great appraiser-killing database. 
Since OP makes no mention of this no longer being a garage, its a garage, not GLA. OP didn't say--'a former garage has been converted to a family room, would this count as GLA'? That's a different question, but not the one being asked.
I was in a super nice garage this week--fully finished ceilings and walls, climate controlled, full electrical and sink with hot/cold water, etc. But it had this thing on it called a garage door, which let vehicles come in and out. It is a garage.
I think the listing agent knows this, and if not, perhaps they should be reported to the ethics committee of the state real estate board. Especially if they are advertising that it IS GLA.
