The commercial zoning isn't the problem per se, since licensing does not make that distinction. However, the consideration and analysis of uses that fall outside on one's credential can be a problem.
Yep, especially the ancillary permissible uses a LR or CR may not be familiar with considering, etc, but as long as such are still under $250k the question falls back to competency again for the most part. Can be quite a pickle though
