Wow, those pics are better than MLS photos. I told a friend 5 years ago by 2015, appraising was going to be a desk job and we won't need to do inspections on the subject or the comps. Current FHA field review guideline is now 7% variation. SOW rules, street viewer with 2008 pics, MLS with interior pics. I think that is about all the data you need to provide a reasonable opinion within 10%. It certainly would be better than an AVM, and equivalent to a 2055 exterior. Lenders want it fast and cheap to serve their clients. $200.00 appraisals don't seem bad if you don't have to travel. Just a thought.

Or perhaps Google is a killer for Zaio, and a great tool for us.

My point is to have those certification modified, or create a new form for us, so we can utilize new technology available to us....and compete with the wannabes like Zaio out there...

If you want cheap, then at least let the fee appraiser earn a living, rather then some Canadian corporation....
As long as we can deliver a credible report this way...

Seems to me that Zaio is nothing more than local County info combined with an exterior photo. I can do that now without spending 8K.

Just me, but if I am performing an exterior appraisal with an effective date, I inspect the exterior, even if it is a high rise, on the effective date of the report, period.

Justifying the use of licensed valuation professionals in the current era of BPOs and Zillows is hard enough, why give them extra ammunition by not even taking the time to visit the property?

Not to get this off topic, but I bet you that the Zaio CEO will pay to lobby against Google StreetView, he is aware of the threat....
Once StreetView is available all over the USA, we should get together, and offer a comparable product to the lenders....
And if no sufficient info is available, we'll offer an upgrade...

I have a drive-by appraisal for a condo in New York City, there are plenty of hi-res photos of the hi-rise subject building and comps available online, a drive-by will not tell me the condition of the subject, being that its located in a building, I know the area and the conditions of the area well, and I can even walk around the surrounding area with Google Street View, and I can capture a perfect Street View photo of the street, so before I ask the client, I wonder if this is ethical since its a "drive-by" and not a "desktop"....

Can I go green on this one, for the environments sake? :icon_mrgreen:

You might want to read the user agreement from Google Street View that you agreed to.
I believe the Google Street View images are copy righted, unless you have a user license from Google Street View. Especially in a professional capacity like an appraisal.

How do you copy the photos. When I right click, it doesn't give me the option to copy or save?
