You didn't get rich doing appraisals Fernando. I have invited you out for dinner with me and wife and your wife. Your wife has to come with you. I will take you to nice restaurant or wherever in Memphis MSA and we will make a day of it.

OTOH, you need to communicate better with your client.

Except you have said you will drive up the driveway when a comp is on a flag lot. They must have paid you enough on that one to break the law

With me, I would have no problem walking up to front door knowing I am probably on candid camera. LOL

I would study the signs real good. LOL Take a picture of them. I can blow the signs up when I get home.

If somebody came to door, I would be like "why am I here?". It just so happens your lender asked me to appraise your home. Do you know anything about that?
 
Fernando, I suspect you client also indicated you should reasonably conclude the interior is average or C4, or whatever condition rating they conclude, so there would be no need to call. That assumption is a common instruction for foreclosure appraisal drive-by reports. Just discuss the assumed condition in the body of the report and make the appraisal subject to having no required significant repairs. Or something along those lines.

Don't increase the appraiser's liability by making a subject required to have no significant repairs !! Why complicate things?''

Just disclose that due to a lack of interior inspection and the inability to contact the owner, a C4 (or other ) condition is assumed, and if found to be different, it could affect assignment results.

Or keep out sign, private drive sign and laws can vary by state.

I got old appraisal when refinanced years ago. From the interior photos, it didn't look that good and no updates. And there were signs of an old person living there.
Most likely and sadly the old person has let the house go since then.

I am being serious.
Invest in appreciating assets. Real estate has been good but since Covid, commercial properties have been bad investment. I should have used those money in stocks which have appreciated much more and less tenant issues. Once you hit million dollar, money is easier to be made.
