Where is it written in USPAP I am required to explain my fees to an AMC phone monkey?

I don't think it is. Monkey hear quote. Monkey take it or leave it.

But, do you really want to work for a monkey?

If you have fixed fees for appraisals, you're fooling youself. For a certain fee, you have an idea of how long you can complete the appraisal and how difficult to deal with client. If it's too long, you reject or you negotiate the fee. If you accept a fixed fee for any property to appraise, there's something wrong with your business model.

Not true. You can charge by the hour which is contingent upon how much work is involved and how fast you are.

The 5 conditions under which you cannot accept an assignment or contingency are
1.Reporting a predetermined number
2.A direction that favors the clients cause
3.The amount of a value opinion
4.The attainment of a stipulated result
5.The occurance of a subsequent event directly related to the appaisers opinions and specific to the assignments purpose

But the thing is not that complex. The house is larger and the lot is larger but lenders and AMCs charge base on price. Why is it they can get away with it but appraisers can't? USPAP is keeping our fees low.

OK then you get free frys with that burger and next time you'll need to pay for it! Why do you want to beat this up? Time + Complexity + Expenses = a reasonable fee based upon same. IF it is not as complex as say your ....E&O thinks it IS! ( Just saying...there is a new question on the Application and you will need an extra page describing how much, what, when, what %, & will you again.) If you feel guilty, then take a lower Fee and get a blessing from the Order Dept...will they remember or care? Nooooo, likely not.

Yup, it seems if the wording is not the way some people want it....look outm2:.

As I said before, I would not say..I charge zzz for this value and zzz for that value.

Appraisal fee is zzz, complex appraisal..fee TBD.
 
You're right, I would never tell my clients I charge because of certain value although AMCs & lenders do and they can get away with it. Since we're among friends, I'm telling you my considerations when I quote complex fee.
 
AMCs and lenders are not subject to USPAP in the same way appraisers are.

But we all know that lenders and AMCs view the appraisal fee in the sense of economy of scale. Expensive homes, large loans and big commissions = higher appraisal fees.

We can exploit that, we just have to make sure our fees are not contingent on our opinions.
 
Forgot to mentioned that lenders charge more for jumbo loans. I take loan amount into consideration too.
