Can I complete a 1004D/Final for a report done by another appraiser?

It's sounds to me like the guy is taking the summer off... what's the problem?
Maybe he's taking another job and will be in training? Maybe he is rich and doesn't need to appraise during the summer. Maybe he inherited money... Maybe he's getting married and going on a long honey moon and his wife has money. Could be a dozen reasons he is off for the summer.

No prob. If I lived on the west side of this state, the woods are probably full of trust fund babies dabbling in appraisal, and swanning off for a honeymoon tour. But I live near RI. And Mass.

An appraiser taking the summer off:rof: That sumbeech is the biggest skippy since peanut butter was invented, in jail (or otherwise "predisposed") aKa in rehab, or a member of the national guard or similar. (NOT) Given the benefit of the doubt, They need some ones E&O to attach to Skips sloppy seconds. If you don't readily recognize the sloppy reference, I suggest you Google, until you have some results...
 
Luckily, for lady appraisers in CT who are not fabulously wealthy, our only women's prison is across from the beach, not that you can see the waves. So it could be said, if we were indisposed from June through September, that we were summering at the shore. Pass the lemonade. And Pruno.
 
The original appraiser should complete the appraisal update; however, lenders may use substitute appraisers.
When updates are completed by substitute appraisers, the substitute appraiser must review the original appraisal and express an opinion about whether the original appraiser’s opinion of market value was reasonable on the date of the original appraisal report.
For you , it is a new report....
Do you know any appraisers who can voluntarily take several months off?
I could, and I know others who have or could. Lots of appraisers over 65 have some options and won't starve out....obviously, they didn't want the chore.

Personally, I would not take on the task except to appraise it completely over.
 
If the appraiser is just completing the bottom section of the form, he is not performing an appraisal update, only a final inspection/completion report. That is why the form is titled:

Appraisal Update and/or Completion Report


Thus, there is no Fannie/Freddie requirement for the appraiser doing only a completion report to express an opinion regarding the reasonableness of the original appraiser's opinion of market value.

Yes true. However, the 1004D is still a high risk reporting form. Once signed by an appraiser, the top portion can later be easily hacked into a real estate appraisal report.
