Can't find plat map

ok thanks, it was an underwriter who requested it... ive actually appraised this property 2 other times without it being questioned, i said the lot size was estimated.... i measured the lot and had a comp on the same street right next door and i peaked back there and they "looked" similar.

What you have just admitted on an internet forum in tantamount to fraud:angry: You "measured" the site? Are you a surveyor? God! I hope someone from your state regulatory board has a good talk with you. This is the knind of stuff that gives all appraisers a bad name.
 
Plat Maps Are Not Required Forms...i Have Not Put One Is A Report In Over 6 Years!!!!!!!! Don't Bother....please See Prelim Works Just Fine
 
Plat maps in a report are not required unless the client ask for them. However, falsifying a lot size is FRAUD:angry:

I Don't Doit Even If They Ask I Tell Them It Isnot Required And It Is In The Prelim And Everytime They Go "oh You Are So Right, How Redundent, Nevermind" After It Was Explained They Have No Issue
 
maybe you missunderstood what I said...

I do not add a plat map in the report, haven't for six years....

I do view the plat and take dimensions off of it for lot size...
 
Plat maps are not always available... from your description of your location I would assume that they are available there. Anyway, I have a neat trick for this an lots of other bits of stuff you might need from time to time. If you're in an area not platted or a rural or other area where they are not easily accessible, make friends with a title company. Find a good person there who is willing to copy a deed, plat map, or other public record for you. Be sure to give that person a gift at Christmas time.
 
Joe, I have run into this problem many times. Usually, I can search properties on the same street and find a map that includes my subject. If not, I call a title company. They really are very helpful.
