Car wash sales in Asheville, NC

I'm appraising 3 two bay automatic car washes in Asheville. Anyone here have some data in the area? I'll be on the phone with appraisers in the area over the next couple days but figured I'd use this site as a resource.

Don't know about your area, but Co-Star has a ton of them in ATL. You can subscribe for one day and pay per printed report.
 
My MLS allows you to search for keywords
Also our assessor has a searchable site which allows you to use car wash as a search parameter. There are usually sales in a given county. The income app is top choice usually...

4 car wash sales 90 miles from Asheville in Abingdon, Virginia (northeast of Asheville, near Bristol VA/TN).
2 are in last year and of these two one is in last 3 months. The one in last three months has transferred twice in last year.

Two of the car washes were in the same transaction by same grantor to same grantee.

I believe you may find Johnson City, TN (50 miles north of Asheville) had a car wash or two trade hands recently. Pretty certain one did.
 
Thanks for the replies. I'm in Knoxville, TN so I don't have access to an MLS system in North Carolina. In TN we have the Courthouse Retrival System (CRS) where we can search any county for sales of different property types. I don't know what system they have in NC but I'll find out soon. I'm very much on the front end of the assignment. I'd like to stick with sales closer to Asheville if they exist. If appraisers in the area aren't helpful I'll need to subscribe to their MLS or use Costar or something....

The income approach is going to be most relevant, but I think it's appropriate to include the sales approach as well.

Before leaving Wright Appraisal Group in March, I did a car wash in Mars Hill, NC. It was brand new and very nice. I had to use comps from as far away as St. Petersburg, FL. We got lots of leads from my boss's friends around the country. One comp I used is in Banner Elk, NC. Unfortunately, I no longer have access to that appraisal or I'd be glad to share the particulars. Another comp is on Sardis Road in Asheville. Still another in Mills River, NC. Hope this helps.
